Our short-term rental management services are tailored to meet the distinct needs of each client, with two flexible packages: New Host Setup and Comprehensive Management. The New House Setup package helps owners establish their rentals, after which they take over management responsibilities. Comprehensive Management encompasses all New Host Setup services, along with ongoing full-service management, relieving owners of daily responsibilities. Regardless of the package chosen, our team works collaboratively with clients to ensure the success of their properties. Please find an overview of our packages and associated fees below:

New Host Set-Up

Our team will assist you in launching your short-term rental property listing with confidence, including:

• Assist with obtaining permits and ensure compliance with  all local short-term rental regulations
• Ensure owner complies with all local codes and regulations, and secures the appropriate insurance policy
• Assist owner in securing and organizing all required paperwork to support the efficient operation of the property and facilitate effective renewals in the future
• Provide and install interior framed permit and exit signs in accordance with local codes
• Offer recommendations to owner regarding property maintenance, furnishings, accessories, and guest amenities to effectively attract desirable guests
• Hire and coordinate a professional photographer to capture high-quality images of the property, overseeing on-site photography session
• Create and provide welcome note card for guests
• Collaborate with owner to develop a house manual for guests, and create a physical copy and add it to the online listing
• Customize online listing information and orgazine property photos for optimal presentation
• Recommend nightly rental rates and establish a minimum and maximum rate
• Set the cleaning fee for property listing and suggest a cleaning vendor if needed
• Set up automated responses to guests on listing site
• Educate owner on utilizing and managing the online listing, providing guidance on setting up bookings, managing payments, organizing the calendar, reviewing gusts, and encouraging gust review for the property and host

Comprehensive Management Package

This package includes the above listed services from the New Host Setup Package, along with the associated fees, as well as the following:

• Update and manage the calendar with any new booking or booking charges
• Continuously monitor and establish nightly rates, including adjustments for holiday periods
• Provide any needed updates to automatic responses to guests on listing site
• Act as the primary point of contact for guests, addressing all inquiries, requests, and concerns with promptness and professionalism, 24/7
• Inspect property before and after gust rentals, and write client reviews
• Arrange house turnover between gusts, including coordinating cleaning crew, setup, and replenishing gust amenities and gift (amenities and gift to be supplied by owner)
• Hire and schedule outside vendors for property maintenance or specialized services (if the property manager is required to be on-site during a vendor visit, there is an additional charge)
• Continuously update and customize property listing information, photos, and house manual – physical and online copies
• Apply for yearly permit renewal in collaboration with owner

Note: Owners have equal access to the online short-term rental listing and are encouraged to collaborate closely with property managers as desired
